			<content:encoded><![CDATA[<p>The following brief write up is for the full development of the physical structure for Community of Praise. It is not only meant to cater for the spiritual development of the community, but also the physical and social development of the community. It is not a short term project, but where we want to see Community of Praise in 5 – 10 years time. We are not going to limit God with our miniscule ideas but believe that our God is a big God and that he wants to do great things for His children. This is not something that we are rushing into because Community of Praise has been in existence in Malaysia for about 15 years and we have seen many unexpected miracles in its life. Once the development costs are met, we are going to be self-sufficient for operating costs.</p>
<p>PHASE 1<br />
1.	Purchase an existing four storey building near where we are located currently.<br />
2.	The current cost of the building is about RM3,000,000 (corner lot) while the intermediate lot costs about RM2,000,000.<br />
3.	We can use the top floor for our worship and the second floor for fellowship, meetings, etc<br />
4.	The ground and first floor can be rented out. Rental income for both floors is about RM5,000 per month for the corner lot and about RM4,000 for the intermediate unit.<br />
5.	The cost of equipping the units is estimated at about RM100,000. This includes all equipment, furnishings, etc.<br />
6.	The monthly operating cost (like water, electricity, maintenance, telephone, etc) is estimated at RM2,500 (excluding staffing, food and travel costs). This figure will increase as more activities are carried out.<br />
7.	Contingency monthly operating cost is at RM500.<br />
8.	As such the monthly operating cost can be covered by the rentals and from our current resources. The excess can be put aside for the next phases.<br />
9.	This option can be exercised immediately subject to the availability of funds.</p>
<p>When the land and finances are available before we embark on Phase 1, we can skip Phase 1 and go straight into Phase 2 and subsequently into Phase 3.</p>
<p>PHASE 2<br />
1.	When the government allocates a piece of land, we can structure the building to meet our specific needs. A piece of land that is about 11 acres has been identified (walking distance from a commuter station with a LRT line expected) and we are in the process of working out the details.<br />
2.	In one 3-storey building, the ground floor can be a community centre cum fellowship area. Here community activities can be carried out like computer classes, skills training classes, tuition classes, indoor games, day care centre for children and older people or just a place where the youth (and also older people) in that area can hang out in a safe environment.<br />
3.	The first and second floors can be the worship hall and hostel.<br />
4.	If an additional building can be erected, this can be used as cheap accommodation for outstation people who might not be able to afford accommodation at the commercial rates.<br />
5.	The total cost is estimated at RM5,000,000. This includes construction, ancillary costs and furnishings.<br />
6.	The estimated time frame for completion would be about 2 – 3 years after a piece of land has been allocated and all relevant approvals have been received for the construction. This approval process can be got within a few months or it can even take up to 2 years or more.</p>
<p>PHASE 3<br />
1.	This will comprise a private educational institution that will comprise a primary school, secondary school as well as vocational training facilities (partly or fully residential).<br />
2.	It is expected that each class will only accommodate only 20 – 25 students, with a maximum of 2 or 3 classes in each standard/form.<br />
3.	The demand for private schools in Malaysia is high due to various reasons.<br />
4.	This school will not only be for those who can afford private schools, but will also cater to those who cannot afford it but need it. As such we will also meet our corporate social responsibility to the community and will also be in line with our calling from Isaiah 61.<br />
5.	Costing and all other details will be worked out later.</p>
